Common Garage Door Repairs & When To Call In Professionals

Your garage door seems simple and straightforward but when you think about it, it takes a lot of use in an average day with vehicles coming and going, lawn equipment in and out, and kids with bikes and toys.  It can be easy to forget that they need some regular maintenance to keep everything working well.

Some of the more simple tasks include:

•  Simple inspection of the door, hardware, and tracks.  Make sure the door is free of dings or especially cracks, as well as the fact that it is sealing well, particularly at the bottom.  This will help with insulation as well as prevent insects from making a home where they don’t belong. Look at the hinges, springs, etc., for signs of rust or damage.  The tracks should be aligned with no bends or dips.

•  Look at all the screws and nails to be sure nothing is coming loose.

•  At least annually, replace the batteries in the garage door openers.

•  Keep everything lubricated.  Hire a handyman if you don’t like climbing a ladder.

If things don’t look normal, you should contact a professional for at least an inspection and possibly repairs.  Catching things early can save a considerable amount of money by having them fixed rather than laying out cash for an entirely new door and/or opening system.

•  The springs are always under pressure since they are used to raise the door and also engage to lower the door slowly and safely.  If a spring breaks, it makes quite a loud noise.  You should only use a professional to make the replacement as soon as possible or the other springs might give way as well.

•  If a single hinge looks dicey, you may be able to fix it on your own.  If there is more extensive replacement needed, hire someone.

•  Door panels are much heavier than you think.  This is not a solo repair and should be finished by someone who has experience with it.

•  There are wheels or rollers that go along the tracks.  If they are locked or are not moving smoothly, they need replacement.  If done incorrectly, the tracks can be bent or damaged.

•  Weather stripping is an easy fix on your own.

•  If you have an automatic door opener, it involves electrical wiring and components.  Call a professional.

Depending on the degree of repairs needed, the age of the door, and other factors, it may be less expensive to have the entire door replaced.  That would give you the benefits of better insulation which will translate into better energy efficiency and lower utility costs.  The doors will probably be stronger, which will help them tolerate various weather conditions and provide better protection from intrusion.  

Check with your insurance agent because you could lower your rates.  Many new doors have features that your current door does not have, like backup batteries in case of power outages.  Don’t forget that in the long run, the door will simply look nicer.
